Stevens Construction Streamlines Precon with Togal.AI-Ediphi Integration

Every estimator knows that finishing a quantity takeoff isn't the end of the job. Once quantities are complete, they still need to make their way into the estimate.

For many contractors, that means exporting spreadsheets, copying values between systems, checking for mistakes, and repeating the process whenever plans change. It's tedious, crucial work that has to get done.

For Stevens Construction, those extra steps were slowing down an otherwise efficient workflow. With a four-person preconstruction team supporting projects across healthcare, industrial, data centers, and more, eliminating repetitive tasks was a priority!

By connecting Togal.AI and Ediphi through a native integration, Stevens Construction created a more connected preconstruction workflow—one that helps its team move seamlessly from takeoff to estimate with greater speed and efficiency.

A Small Team with Big Expectations

Stevens Construction has been building projects for more than 23 years. What began as a healthcare-focused contractor has expanded into a diverse portfolio that includes commercial, industrial, and data center construction.

Despite the company's continued growth, its preconstruction department remains intentionally lean.

As Evan Lopes, Estimating Engineer at Stevens Construction, puts it, "We're only a four-man team, but it's a four-man wrecking crew."

Supporting a growing pipeline with a small team means every hour matters. Before adopting Togal.AI, Stevens relied on more traditional takeoff software. While it got the job done, the team saw an opportunity to speed up the process and reduce repetitive work.

"Togal.AI has drastically improved and streamlined the on-screen takeoff experience," Lopes said.

Great Takeoffs Hampered by Manual Handoffs

Even with AI-assisted construction takeoff software, many estimating teams still rely on manual processes to move quantities into their estimating platform.

The quantity takeoff is completed in one application. Then someone exports quantities, imports spreadsheets, or manually re-enters data into another system. After that comes another round of checking and verification to make sure everything transferred correctly.

It's a workflow many estimators have simply accepted over the years!

But every manual handoff creates another opportunity for delays, duplicate work, or simple human error—especially when drawings change and quantities need to be updated.

Stevens Construction wanted a better way.

Connecting Quantity Takeoff Directly to Estimating Costs

The native Togal.AI–Ediphi integration connects AI-assisted quantity takeoffs directly to Ediphi's cloud-based estimating platform.

Instead of exporting and re-entering quantities, Stevens Construction can send takeoff data directly from Togal.AI into Ediphi. Quantities are mapped to the appropriate Unit Price Catalog (UPC) items, allowing estimators to continue building estimates without the extra administrative work.

As drawings evolve, estimators can review updates and decide which changes to accept, giving them control over their estimates while reducing the need to recreate work.

For estimator Lopes, the biggest benefit is simple: "Now we're using two software programs—two fast programs—that integrate with one another, saving all the manual time of data input."

"That's probably the biggest saver. But then the integration, the way it works with our spreadsheets, really eliminates time having to verify that those quantities are correct."

Instead of spending valuable time moving information between platforms, the team can stay focused on reviewing scope, refining costs, and preparing competitive bids.

Togal.AI and Ediphi: Up and Running in Minutes

Software integrations often sound complicated. Stevens Construction found the setup process to be easy as can be.

The team exported its Ediphi Unit Price Catalog, shared it with Togal.AI, and the Togal team handled the mapping work needed to connect the two systems.

After a brief training session, Stevens Construction was ready to use the integration.

"The integration was simple," said Nick Burkell, Director of Pre-Construction Services. "We exported our cost database from Ediphi, sent it to Togal, and they quickly mapped everything into the Togal library. We had a quick training on it, and we were up and running within minutes."

Lopes added that "Togal AI did essentially all of the heavy lifting" by exporting Stevens Construction's Ediphi UPC database, assigning unique identifying codes, and mapping quantities directly to the correct UPC line items.

That meant less time configuring software and more time putting it to work.

More Than Time Savings

Every contractor wants to work faster. But for Stevens Construction, the bigger benefit is what that extra time allows the team to accomplish.

"Everything we do in our preconstruction department is about becoming as efficient as possible," Burkell says. "This has been a game changer for us."

That efficiency has helped Stevens Construction produce the same volume of estimates as much larger preconstruction teams.

"We're getting the same amount of estimates done as general contractors in the area with much larger teams—with half the manpower—because we're using efficient software that's making us faster,” Lopes says.

For a lean estimating department, that's a meaningful competitive advantage.

Connected Construction Estimating Workflows Matter

The challenges Stevens Construction faced aren't unique.

Many contractors still use disconnected workflows where takeoff and estimating live in separate systems. While each tool may perform its job well, moving information between them often becomes another task for already busy estimators.

Connecting those workflows helps eliminate unnecessary steps while giving estimating teams greater confidence that the quantities they're pricing are accurate and up to date.

Instead of spending time transferring data, estimators can focus on evaluating costs, collaborating with teammates, reviewing project scope, and submitting stronger bids.

That's exactly the kind of workflow the Togal.AI–Ediphi integration was built to support.

For Stevens Construction, connecting Togal.AI and Ediphi has simplified one of the most repetitive parts of preconstruction. By eliminating manual quantity transfers, the team spends less time on administrative work and more time doing what they do best—building accurate, competitive estimates.
