Flooring Takeoff Software Built for Flooring Contractors
Togal.AI is an AI-assisted flooring takeoff software that measures room areas, linear footage, and floor finish counts directly from your drawing set, so a package that used to take two weeks can go out in two days.
Upload the plans, run the Togal button, and spend your time checking quantities against the finish schedule instead of tracing every room by hand.

Flooring takeoff software that's 4X faster
Every takeoff in the flooring industry starts the same way. The plan shows you the room. The finish schedule tells you what goes in it. Your estimator still has to match the two across every room on every floor.
Togal.AI brings that work together. Measure square footage by room and finish, then capture the linear footage behind base, transitions, and other details without starting the takeoff over.
Flooring quantities come down to knowing what that square footage actually is: which finish, which room, which level. Handling both in one pass is where flooring estimators improve efficiency without trimming scope.

What slows flooring estimators down
Flooring rarely loses a bid on the unit price. It loses on quantity accuracy and on bid dates that arrive before the takeoff is finished.
Room-by-room repetition.
A 200-key hotel or a 30-story tower is the same suite layout over and over, taken off one instance at a time.

Multiple finishes in one space.
Carpet in the corridor, LVT at the elevator lobby, sheet vinyl in the back of house, tile in the wet areas, and a threshold at every change, inside a footprint you already traced.

The base and the transitions come second.
Perimeter linear footage and transition strips are a separate pass of manual measurements, which is where they get skipped when the deadline compresses.

Late finish schedule changes.
An addendum swaps a tile pattern, and now you are re-checking hundreds of rooms with no reliable way to see what moved.

How Togal runs a flooring takeoff, one pass per room
Rooms measured on upload
Drop in the digital plans and hit the green Togal button. Togal detects the spaces, measures the areas, and traces the linear runs around them, including the sheets you have not opened yet. What comes back is a starting quantity set with every room delineated, which is where your judgment begins.

Find one pattern across every sheet
Draw a box around something once, then search the whole set for it.
Pattern Search finds a tile layout everywhere it repeats, including sheets where it appears at a different scale.
Image Search counts door openings for your transition strips and thresholds without paging through the door schedule.
Text Search pulls every room tagged with a given finish code, and works on scanned drawings as well as clean vector PDFs.

One suite, placed everywhere it repeats
Repeating Groups is built for the projects flooring lives on. Take off one unit in full - areas, linear footage, finishes - then place it across every identical room in the building.
A 30-story tower of matching suites takes less time than running 30 separate takeoffs, and changing the unit changes it everywhere.

See what changes before it costs you
3D visualization surfaces the level changes, ramps, and stair landings a plan view flattens, the ones that become installation problems nobody priced
Drawing comparison shows what moved between the bid set and the addendum, so a swapped finish is something you see rather than something you find later

Everything Togal measures for flooring
Flooring types on one job rarely match: carpet tile in the offices, stone at the entry, hardwood, engineered wood, and laminate in the amenity spaces. Accurate flooring takeoffs cover everything in the scope, not just the field area.

From takeoff to estimate
Togal.AI handles the takeoff, and the quantities move into whatever estimating solution you price in. If you are shopping for the best flooring estimating software, that split is worth holding onto: Togal measures, your estimating tool applies material costs and labor costs, and nobody retypes a figure between takeoff and estimating.
Excel export
straight into the sheet your company has priced flooring on for years

Ediphi
for conceptual and detailed estimating

Zebel
for connected quantity and cost workflows

ServiceTitan
for trade contractors running service and construction on one system

Accurate estimates start with quantities somebody measured off the current set.
What else comes with Togal
Auto-Naming
A high-rise finish package runs several hundred sheets. Togal names and organizes the set on upload in just a few clicks, so you are not typing sheet numbers before you have measured anything.
Togal.CHAT
Ask the flooring spec a question instead of reading it: moisture mitigation, adhesive callouts, attic stock, warranty terms. It answers from your project information only, and drafts the RFI when the answer is not in there.
Cloud access
The takeoff lives in the browser, so nothing installs on the office computer and the estimator and the person walking the site see the same current numbers.
Support that answers
Median first response is 4 minutes, median resolution 4 hours, from a team that includes former estimators.
SOC 2 Type II
Independently audited systems and processes covering how your drawings are stored and handled, which is what the GC's IT department asks about before releasing their set.
Who Togal is built for
Commercial flooring contractors bidding steadily enough to keep someone estimating full time, on flooring projects like multifamily, hospitality, healthcare, education, and tenant improvement. If your flooring business chases high-rise and repeating-unit work, the fit is strongest, because that is where the repetition compounds.

Proof estimators can check

How Togal compares on price and control
Questions glazing and window estimators ask
Sizing, scanned sets, security, seats, and price — answered the way an estimator would ask.
What is glass takeoff software?
Glass takeoff software measures a glazing package straight from the construction documents: window and door mark counts, glazed area per opening, and linear footage of framing and sealant. Togal.AI reads the full set, elevations and schedules included, then hands you quantities to price materials and labor against.
How does it calculate glass area and edge lengths?
It works from the scale of the drawing. An area condition on an opening returns square footage of glass, and a linear condition traced along the same opening returns perimeter footage for framing and sealant, while the mark on the schedule determines glass type and thickness. Togal classifies the openings first, so glass quantity takeoff software gives you accurate measurements to work from rather than a blank sheet, with every number editable.
Does Togal work from elevations, or only floor plans?
Both. Search runs across every sheet you upload, so a mark on an elevation is found in the same pass as the one on the plan. That matters more in glazing than most trades, because sizes live on the schedule while glazed area comes off the elevations.
What happens when the plans are scanned?
Text Search works with any file format, including drawings never published as searchable PDFs. Image Search covers what text cannot, since you can box a symbol and find that shape across the set. On an older set, run both and reconcile against the schedule.
Can the GC see my takeoff without buying a seat?
Yes. Growth and Business both include unlimited external collaboration, so you can share a project with a GC, an architect, or a glass supplier and control what each can do. They do not need their own subscription.
Is my plan data secure?
Togal is SOC 2 Type II compliant, which audits how controls hold up over a period rather than on one date, and supports enterprise SSO. Glazing subs bidding institutional and healthcare work hit these questions during prequalification.
What does Togal cost?
Growth is $299 per user per month billed yearly, with unlimited automated takeoffs, unlimited image and symbol searches, and internal and external collaboration. Teams of four or more move to Business pricing, which adds onboarding, a dedicated support rep, a classification library template, SSO, and quantity discounts.
Will this take work away from junior estimators?
The clicking goes away and the estimating stays. Someone still has to classify each mark, check the count against the schedule, and spot what the drawings are missing. Junior estimators get to that work sooner and spend less time on repetitive tasks.
